Many contractors are very hesitant to give ballpark estimates on what it will cost because 1) they don’t want to be locked into a verbal estimate that’s too low, 2) they don’t know what they will find when they open up the walls, 3) they don’t know what their client’s will select for finishes. All of these are legitimate concerns but we also understand that you, as a potential client want to know what to budget. Most of our full kitchen remodels start at around $50-60k. However, there are a many factors that can impact your budget. Here are a few that we see frequently:

Relocating the Sink or Appliances: While we often rearrange kitchens, keep in mind that this will require additional work from the electrician and plumber, so make sure to budget accordingly.

Modifying Walls: Removing or relocating walls is often a part of kitchen renovations. If the wall is load-bearing, we may need to bring in an engineer to ensure proper structural support.

Existing Damage or Decay: Older homes may have damage that is uncovered during renovations. We may also uncover problems if previous installations were done incorrectly.

Adding or Moving Windows and Doors: Changes to windows and doors can add time and cost to your renovation, as they often have long lead times and are costly.

What does a Typical Kitchen remodel budget look like?

The cost of a kitchen remodel varies greatly depending on the level of renovation desired. The biggest expenses include:

  1. Cabinetry, which can range from $10k to $40k or more.

  2. Countertops, which can cost $8k to $15k or more depending on the type of stone selected.

  3. Flooring, which often extends into other parts of the first floor, can range from $8k to $20k based on the square footage and type of flooring.

In addition to these major expenses, the cost of hiring trades such as plumbers, electricians, and HVAC technicians should also be taken into account. These trades typically account for about 20% +/- of the budget. The remaining budget covers labor and materials to bring your dream kitchen to life!

Bathroom remodels have a great return on investment, some studies have placed it at 60- 70% depending on amenities. We follow fairly closely with the typical cost spend on a bathroom renovation ($16k-70k). Of course there are many different bathroom sizes and that will greatly affect the pricing. Master bathrooms are normally a bit more involved with larger showers, soaking tubs and double vanities whereas hall bathrooms are smaller and less involved.
